Select between a Let Only or Full Management service option

Let only (tenant find)
  • We'll advertise your property on our website and social media
  • We'll find you the perfect tenant(s)
  • We'll carry out necessary reference and right to rent checks
  • We’ll advise you on current legislation and compliance issues, including in relation to necessary safety checks. We will not deal with properties that do not comply with the Scottish Government’s “Tolerable Standard” and relevant safety requirements.
  • We’ll register the Tenant's Security Deposit with an approved Deposit Protection Scheme
  • We’ll prepare an inventory at the beginning of a new tenancy
  • We’ll prepare the Tenancy Agreement and check the Tenant in to the property, ensuring all documentation is correctly signed
  • You'll pay us a one off, upfront fee.

Full management

Property Management gives you peace of mind that both your property and tenant will be cared for 24/7.
  • In addition to the Let Only service, Full Management includes:
  • Collection of rent
  • Organising emergency repairs
  • Routine property inspections
  • Dealing with Tenant check-out at the end of a tenancy
  • We'll charge a monthly management fee from

Access My Area, 24/7

  • You can view full details on viewings, offers, inspections, property statements and invoices at any time through My Area.

Your advert

  • Our local team of specialists will create your advert, take professional photographs and arrange an Energy Performance Certificate (if not already in place). When you’re happy, we’ll list your property on our website and social media.

Viewings and offers

  • Unless you’d like to deal with viewings yourself, we will take care of viewings and find you suitable tenants. You will approve the Tenant before the tenancy is agreed.

Tenant referencing

  • Once you've selected your Tenants, we'll carry out the necessary referencing. We'll check their credit history and ensure they can afford the rent.

Tenancy agreement

  • After a Tenant has been successfully referenced, we'll prepare your Tenancy Agreement and get it signed by all parties.

Security deposit

  • Once the Tenancy Agreement is signed, we'll collect and register your Tenant's Security Deposit with a government approved Deposit Protection Scheme.

Collecting rent and standing order

  • We'll collect the first month's rent and transfer it to you. If you have selected a Full Management service, we’ll continue to collect monthly rent into our separate client account. Our monthly fee will be deducted and we will then pass the funds to you.

  • Our online estate agency package starts at a low cost, fixed fee. Add extras depending on the features and level of support you need.

Register and pay online

  • Make a secure payment online and tell us about your property.

Advertising your property

  • Our expert editors will review your advert to make sure it’s as good as it can be. We’ll then publish it on a list of websites depending on the extras you’ve purchased.

Receive enquiries

  • You’ll receive all enquiries made from our website or portals. You’ll take care of the viewings, tenant referencing, deposit registration and tenancy agreements if you haven’t purchased these extra options

Manage your online account 24/7

  • With your online account you can always make changes to your advert, manage viewings and offers, 24 hours a day.

Optional service extras

  • If you prefer for us to take care of the viewings, deposit registration, paperwork or help to remain compliant, you're able to purchase this as an extra option before checking out.
